The Schematic Design Process

Without the schematic design phase, you have too many ideas and no way to translate them into a polished building. That’s why Rose Design Build works with you to understand what you need out of your project and create multiple sketches for you to choose from. And to ensure these designs will work for your project, we do our research to ensure your ideas can become a reality.

Field Surveys

Schematic design starts with a survey of your chosen site so we can create an effective plan for your project. Our team of experts will examine the site’s landscape, property boundaries, and any buried utilities to understand how best to build your project. We are also well versed in Kansas and Missouri zoning laws and building codes, which we will consider when we draft design plans for your project.

Project Plans

After we’ve analyzed the site chosen for your project, we’ll start drafting designs for your new building. We’ll take into consideration everything we learned from the field survey to sketch floor plans and what the building’s exterior could look like. These schematic designs will also include structural, mechanical, HVAC, plumbing, and electrical systems. The finished blueprints will be built off these schematic designs, so it’s important to include functional elements into each plan.

Cost Estimates

It’s important to have an idea of how much your new building will cost, which is why we include rough estimates in the schematic design process. Every design we present to you will include a cost estimate for the project. This is vital to ensure you stay within budget from the very beginning of the design and build process.
